Full Time, Permanent
Senior Property Accountant Payrate:
- $60,000- $70,000 per year

Hours:

Responsibilities:
- Review and present monthly financial report to Senior Management Department Heads;
- Financials
- Budget vs actual
- KPI’s
- Cash Flow
- Others as requested
- Manage a small team of accountants- including delegating, training, coaching and performance reviews
Budgets:
- Prepare Annual Budgets coordinating with Senior Property Manager
- Annual cash flow requirements
- Capital investments
- Development Budgets
- Condo Conversions
- Monthly review with variance report
- Contracts -sign off before approval
- Work with Property Management to establish and maintain maintenance schedules per building
Accounts Receivable:
- Oversee collection report
- Final say in liens and legal action against tenants (AR)
Accounts Payable:
- Review AP listing for Finance Manager to ensure sensitive accounts are maintained
- Oversee bi-weekly cheque run report
Condo Sales:
- Cost analysis on all sales
- Estimated costs and profits new sales
- Reports for tracking fixed asset, COGS, Commissions
- Review Statements of adjustments prior to closing
- Manage promotions, add-ons, expenses
- Condo owner chargebacks
- Analysis
- Reporting
- Policy and Procedure
Tarion:
- Annual registration renewals
- Access to Builder link
- Submit Enrollments online for new upcoming projects
- Manage submitted enrollments
- Cancel or edit submitted enrollments if necessary
- Manage Home Closing/ Occupancy Documents (CCP for closings)
- Create CCP
- Edit CCP
- Print CCP
- Work with servicing and condo management team on PDI’s
- Work with servicing and condo management team on warranties
- Work with servicing and condo corporation team on CE PATS – Common Elements Performance Audit Tracking Summary
- Work with Condo Corp
- Budget creation and tracking extra expenses
Monthly
- HST submissions
- Monthly cash flow
- Review month end statements, budget vs actual – prepare Executive Summary
- Consolidated reports for Executives and Property Management
Commercial
- Monthly review and reporting
- Review OTL with realtors
- Review all leases prior to signing
- Annual CAM reconciliation
Other
- Other duties as required
Requirements:
- Degree in Accounting – CPA an asset
- 4-8 years job related experience
- Experience in preparation of projections and pro-formas
- Financial Reporting (GAAP/ASPE) knowledge
- Working knowledge of Microsoft 365
- Knowledge of Microsoft Business Central an asset but not required
